Abstract
Description
The abstract is a summary of the the impact of socioeconomic and environmental factors on urban housing prices in Kuching, addressing key determinants such as dwelling unit features, support services, public facilities, social environment, and neighborhood facilities. Rapid urbanization and economic growth have driven housing demand, leading to escalating prices and affordability concerns, particularly for middle- and lower-income groups. Using a quantitative research approach, data was collected from various sources, including housing price records, demographic statistics, and infrastructure availability, to analyze these factors' relationships with housing prices. The findings reveal that proximity to essential public facilities, well-developed neighbourhood infrastructure, and modern dwelling unit features significantly increase property values. Additionally, safety, community cohesion, and environmental conditions influence housing demand, highlighting the importance of a holistic urban planning strategy. The study provides valuable insights for policymakers, developers, and urban planners in addressing affordability issues and ensuring sustainable housing development in Kuching.
