dc.descriptionThis study investigates the influence of corporate governance and risk management on the financial performance of Real Estate Investment Trust (REIT)-listed firms in Malaysia. Drawing upon stewardship theory and stakeholder theory, the research examines the role of key governance variables such as board independence, board size, and board gender diversity, alongside risk management indicators including liquidity, leverage, and efficiency ratios. Using a panel data regression approach and secondary data extracted from 17 Malaysian REITs over seven years, the study analyzes the statistical relationships between these variables and firm performance, measured through Return on Assets (ROA), Return on Equity (ROE), and stock price volatility. The findings reveal that board independence and gender diversity significantly enhance financial performance. Regarding risk management, higher liquidity and efficiency contribute positively, whereas excessive leverage has a detrimental effect. These results highlight the importance of effective governance structures and risk mitigation strategies in enhancing profitability and resilience in the REIT sector. The study contributes to the limited empirical literature on Malaysian REITs. It provides valuable implications for policymakers, investors, and REIT managers in formulating strategies that support long-term sustainability and financial stability.
